Painting & decorating

    (Thorough prep, stain blocking, two coats, clean finish)

  • Problem walls / dark colours / nicotine or damp staining

    (Additional prep, sealing and drying time often required)

Property & multi-job visits

  • Multiple small jobs in one visit – from £295 (half day)

  • Full-day maintenance / snagging – from £445

Ideal for rental refreshes, Airbnbs and long to-do lists.

Emergency & out-of-hours repairs

  • Emergency call-out (evenings / weekends) – from £140
    (Includes first hour)

  • Additional emergency time£75 per hour

For urgent leaks, access issues, or anything that can’t wait.

Contract & rental clients

For letting agents, landlords and short-let managers with regular work:

  • Contracted hourly rate£45 per hour
    (By agreement, minimum hours or call-out terms may apply)

Additional charges & premiums

Some work involves extra risk, training, or responsibility. Where required, the following may apply and will always be discussed in advance:

  • Working at height (ladders, lofts, external access)

  • Sewage or waste exposure (blocked drains, contaminated areas)

  • Controlled or hazardous substances
    (e.g. mould treatments, sealants, specialist chemicals)

  • Poor access or restricted working areas

  • Parking, permits or congestion charges
